Just to the north of the Thames, bordering city airport and within commuting distance of Canary Wharf and the City of London, the royal docks present a 62 acre site and a unique opportunity for large scale housing and international investment in London.

Site Barriers

The site has some major barriers which will limit us in terms of what avenues of development we can and can't pursue.

​

The first of which is the large amounts of water on the site shown in blue, this limits the way people can access the site and surrounding area because of the lack of crossing points.

​

The site being directly under the flight path for City Airport affects development by limiting building heights, being so loud it i had to have conversations as plane fly overhead and restrictions on the creation of social space.

​

With the water being an access point to the airport police have highlighted parts of the water as no go, this limits our options for uses of the main dock.

Access

Access to the site is currently limited, cycle routes don't service the site well and there is a lack of connections over the Wollwich Road and the water. This has resulted in the site feeling disconnected from the rest of the dock despite its iconic buildings and open space.

​

When better connected to the DLR stations and soon crossrail the site will be well connected to the city, as well as internationally through the airport.

​

Green Space is currently lacking and will therefore need to be provided on site.
